Full, Outline and Reserved Matters applications for major and minor residential schemes.
Pre-application enquiries – We will advise you where a pre-application enquiry is strategically useful and can provide a planning argument to the Council at this early stage, paving the way for an acceptable planning application to follow.
Strategic land promotion – We identify parcels of land suitable for residential development and guide the site through the Council’s local plan preparation process to promote its inclusion within their settlement boundaries, following which we obtain planning permission.
Section 106 Agreements – We negotiate s106 Agreements with the Council, the purpose of which is to provide affordable housing or another benefit to mitigate the impact of a proposed development and make it acceptable in planning terms, where it otherwise would not be. We can also negotiate variations and submit applications to discharge obligations where the legal requirements are met.
Householder applications – Extensions, loft/basement conversions and relevant works within the boundary and garden of a dwelling.
Planning Appeals – If you have been refused planning permission, we advise on your prospects at appeal. We will prepare and submit appeals to the Planning Inspectorate, utilising our knowledge of case law and planning policy to structure a sound planning argument to overcome the Council’s reasons for refusal.
